M3 Properties sells real estate on Phuket, a market where demand comes from local buyers and from an international audience researching a purchase from abroad. The agency needed campaigns that could reach both groups profitably, a brand and website built to carry that traffic, and a way to separate a genuinely qualified buyer from a casual browser early enough for it to matter for cost per lead. None of that existed yet in a form ready to run at scale.

International property buyers research for weeks before a first message, often from a different time zone and currency than the listing price shown, which makes a website that answers their questions clearly worth more than an ad that only gets them to click once.

What we did

We built the agency’s brand identity and website first. Then we ran a fixed-budget paid campaign, $13,356 in total spend, across the channels where Phuket property buyers actually research a purchase: search, paid social and property-focused placements aimed at both local and international intent. Creative and targeting were tested in short cycles against one number, cost per qualified lead, not cost per click and not cost per lead in the broad sense.

Cutting that number was the explicit goal of every weekly review, and the sales team agreed on lead qualification criteria with us up front, so a cheaper lead that converted worse never counted as progress. This is the same weekly cycle we run under Growth Lab on every paid campaign, applied here to a market that mixes walk-in local demand with buyers who never set foot on the island before signing.

Alongside the paid program we built out the agency’s Instagram and YouTube presence with content aimed at the same buyer intent the paid campaigns targeted, work that sits under the Marketing-Operational System practice. Both channels grew their following over the course of the campaign, giving the agency an owned audience it can reach without paying for every impression.
